In 1997, Mirvac won the right to develop 14.5 hectares along 1.5kms of the southern bank of the Yarra River between Charles Grimes Bridge and Bolte Bridge.
TGM has been working with Mirvac since the land was acquired and has provided strategic planning, engineering and surveying services.
River Precinct Townhouses
TGM was engaged to provide survey and civil engineering for the high level / high end townhouses.
Survey services included:
• Feature and level survey
• Existing services survey
• Multi-lot subdivision
• General construction title surveys.
Civil engineering services included:
• Road and drainage reticulation service design
• Relocation and upgrade works for telecommunications, electricals, sewer and water supply
• Negotiation with service authorities
The site presented some unique engineering challenges due to its proximity to the Yarra River and the geology of the site, as well as the relocation of major sewers and main drains and the boring of diversion sewers along Lorimer Street.
As part of this project, TGM prepared a detailed stormwater management strategy that included water sensitive urban design (WSUD). TGM modelled the performance of stormwater quality treatment with MUSIC software to ensure industry best practice standards. A series of water quality treatment devices were adopted within the precinct but of note a series of rain gardens were constructed to treat surface runoff from road and paved areas within the precinct.
Mirvac has had a strong relationship with TGM surveying and civil engineering departments, working on Mirvac’s Yarra’s Edge project over the past decade.
